COMPLEX HISTORIC RENOVATION IN DOWNTOWN GRAND RAPIDS

Project Overview

Wolverine Building Group performed a complex historic renovation in Downtown Grand Rapids, Michigan on behalf of Brookstone Capital, LLC.

The project required our team to transform a historic 16,000-square-foot building into an affordable housing complex with 15 units. This was a challenge as the abandoned warehouse sat vacant for quite some time. Its roof was sagging, its paint was peeling, and its curb appeal was nonexistent. Our team gutted the building to its shell and installed an elevator and new historically accurate energy-efficient windows. The old mechanical, electrical and plumbing systems were also completed replaced. Special care was used to preserve many of the building’s historic features including exposed wooden beams.

The project was funded, in part, by Federal Historic Tax Credits, Michigan State Historic Tax Credits, MSHDA Low Income Housing Tax Credits and Brownfield Tax Credits.
